SARTEAN. Located in the province of Siena, among the natural, cultural and food and wine wonders of the famous Val d'Orcia, there is a characteristic residential complex, just 1 hour away from the most important cultural destinations of Central Italy such as Florence, Siena, Perugia and Rome. Here the possibility of an infinity pool would crown the enchanting viewpoint over the Val Di Chiana. At the same time, the lush context shields both the property and the dependence with garage and garage (see reference n.3 in the plan) from the surrounding residences, thus amplifying the intimate and peaceful atmosphere that distinguishes the entire area. On the property there is another garage of approximately 20 m2. The body of the original medieval stone tower is now divided into three levels for a cadastral area of 176 m2. The main facade of the manor house is distinguished by the engraving dating back to the foundation period in 1486 AD. by Gerolamo Segardi, then praetor and founder of the noble and wealthy Sergardi family, originally from Montalcino and subsequently settled between Siena and Florence, a province in which the family played an important role until the 18th century. From the arrangement of the roof, to the modernization of all systems, internal and external, to the redecoration of the interiors and arrangement of the various terraces and flowerbeds belonging to the manor house, the renovation works were conducted and completed by the current owners during of 2021. In line with the newfound valorisation of vintage characters in the properties, the sober and elegant interiors have been renovated whilst maintaining the best of some decorative features dating back to the previous restyling works carried out in the 1970s, such as the bathroom finishes and the stylish bathroom fixtures. The mezzanine floor opens onto a large reception room which leads both to the large living area, with fireplace and access to the garden, and to the dining room and service areas such as the kitchen and laundry distributed in a fluid and functional way also for the purposes of a receptive destination. On the first floor there are three bedrooms on the mezzanine level and three other bedrooms on the upper level, with bathrooms on both floors. On the ground floor, accessible directly from the garden, there is the warehouse, the technical room and the taverns with vaulted ceilings, one of which has a wood-burning oven. The house is presented unfurnished, like a perfect blank canvas, also suitable for the creation of a thriving family business in one of the most renowned tourist destinations in Italy, as well as easy accessibility via main roads and railways (A1 motorway at 15 '; Chusi-Chianciano Terme TAV station 20'). The dependence consists of a multipurpose room (31 m2) on the ground floor with bathroom and panoramic terrace (15 m2), and a garage (15 m2) on the lower floor.
